What documents do you need for the Section 32 Vendor’s Statement?

The following questions can help you decide what a conveyancer will need from you to prepare a Section 32 Vendor's Statement.

Is it a standard, sale, conveyancing matter?


A standard matter is a property that:
- Is NOT part of a unit development
- Is NOT affected by an Owners Corporation
- Is NOT less than 7 years old
- Has NOT been renovated by you as owner/builder in the last 7 years
- Has NOT had any structural work done in the last seven years that exceeds $12 000 in total value
If so, they will only require copies of the latest bills for water and council rates.

Is the property a unit?


If it doesn’t have common property you will only need to supply:
- copies of the latest bills for water and council rates

If it has common property but no active owners corporation you will need to supply:
- a copy of the occupier liability insurance in the name of the owners corporation, and
- copies of the latest bills for water and council rates

If it has an active owners corporation you will need to supply:
- an Owners Corporation Certificate*, and
- copies of the latest bills for water and council rates
* You will need to supply an Owners Corporation Certificate for each owners corporation associated with the property.

Have you completed any building work in the last 7 years?


If you did the work as an owner/builder you may need to supply:
- a copy of the building permit
- an Owner Builder Defects Report (must be less than 6 months old)
- Owner Builder Warranty Insurance (see BuildSafe for more information on this), and
- copies of the latest bills for water and council rates

If a registered builder did the work you will also need to supply:
- a copy of the building permit
- a copy of the Home Owner Warranty insurance (HOW), and
- copies of the latest bills for water and council rates

Was the property built in the last 7 years?


If the work was done by a registered builder you will need to supply:
- a copy of the building permit
- a copy of the Occupancy Permit/ Final Inspection Certificate
- a copy of the Home Owner Warranty Insurance (HOW), and
- copies of the latest bills for water and council rates

If the work was done by an owner builder you will need to supply:
- a copy of the building permit
- a copy of the Occupancy Permit/Final Inspection Certificate
- an Owner Builder Defects Report (must be less than 6 months old)
- Owner Builder Warranty Insurance (see BuildSafe for more information on this), and
- copies of the latest bills for water and council rates
